We are careful to be mindful of your time and needs, so in order to offer you the best experience possible and maximize our efficiency once on site, we have compiled a real estate photography preparation checklist of items to consider before the shoot. This will help us capture your space at its best. Please don’t hesitate to contact us with any questions.

GENERAL

  • Thoroughly clean whole property
  • Turn all lights and lamps off (but replace any burned out light bulbs)
  • Close all windows and open blinds/window treatments to let in outside light
  • Create open spaces by removing unnecessary furniture and clearing counter tops & shelves
  • Turn off all TVs and computer screens
  • If possible, remove personal photographs
  • If possible, remove small floor rugs to reveal actual flooring (not necessary for STRs).
  • Place shoes/jackets in closets
  • If this is an STR and it’s not there for the guests, please remove it (i.e. wine, snacks, etc)
  • Remove/hide tissue boxes, extra visible toilet paper rolls
  • Remove/hide loose paper documentation such as house rules from visible locations such as refrigerators, walls, etc

EXTERIOR AREAS

  • Move cars from driveways and front of the property
  • Close garage doors
  • Remove rubbish bins
  • Mow and edge grass front & back, trim overgrown trees and brushes
  • Remove any toys and, if possible, sports equipment
  • Remove visible water hoses and empty planters and garden tools
  • Sweep up cuttings and leaves
  • Clean pool area

KITCHEN + MEAL AREAS

  • Straighten/push in chairs
  • Clear countertops of completely
  • Remove any small appliances (toaster, kettles, coffee maker, …)
  • Remove fridge magnets and photos
  • Store dishes and put away draining rack
  • Hide soaps and cleaning items
  • Remove visible rubbish bins
  • Add a center piece such as floors or candles to the tables
  • Hide tea towels
  • If this is an STR, remove anything that is not there for the guests to use

LIVING + FAMILY ROOM

  • Arrange the furniture to make room look large
  • Remove magazines and papers unless part of staging
  • Remove any gym equipment if possible
  • Clear clutter from shelves and tables
  • Hide all remotes
  • Hide loose home theater cables if possible

BATHROOMS

  • Clear countertops completely
  • Remove toothbrushes and shavers and toiletries
  • Clean all mirrors and bench tops
  • Hang fresh towels
  • Remove all items from bathtubs and showers
  • Clean toilet and close lid
  • Remove floor mats (not necessary if this is an STR)
  • Hide/remove trash cans

BEDROOMS

  • Remove any visible clothes and clutter
  • Hide personal items and visible cables
  • Close all closets
  • Make beds and straighten pillows
  • Remove items from bed side table
  • Remove items from bed (i.e. towels)
  • Clean under bed, remove items which might show
  • If possible remove personal images and wall stickers
