What goes into your real estate photography pricing

I keep real estate photography pricing simple on purpose: pick a package, add anything extra you need, and you get one clear, flat quote before we ever schedule a shoot — no hourly surprises and no upsell pressure on the day. That said, a few things determine where your quote lands, so here is exactly what I factor in:

  • Property size & square footage. A 1,500 sq ft home needs fewer photos than a 4,000 sq ft estate, so larger properties move up a package tier. The tiers are built around real home sizes, not guesswork.
  • Which package and add-ons you choose. Stills are the foundation; aerial drone, a Zillow 3D tour, twilight, or video each add a fixed amount on top. You only pay for what actually helps your listing sell.
  • Where the property is. Anywhere within about 20 miles of Tumalo — Bend, Redmond, Sisters and most of Central Oregon — has no travel fee. A small, clearly listed surcharge applies further out (Sunriver, Terrebonne, La Pine, Prineville, Madras), and it is always quoted up front.
  • How fast you need it. Standard turnaround is 24–48 hours for photos and included free — video tours take a few days longer. If you are racing a listing deadline, a $99 rush moves you to the front of the line.
  • Occupied, vacant, or staged. An empty, clean home shoots quickly. An occupied or lived-in home takes a little more care and light styling on site — see the prep checklist so we can make the most of our time together.
  • How many final images you want. Every package includes a generous, MLS-ready set. Most listings are well covered by their tier, but extra rooms, detached structures, or a second exterior look can add a few images.

The bottom line: you will know your full real estate photography pricing before you commit, it is the same fair, middle-market rate for everyone, and there are no day-of surprises. How booking works

Booking a shoot should be the easiest part of selling a home. From the first email to the final gallery, here is the whole process:

  1. Get a free quote. Tell me the address, the square footage, and what you are picturing. I will confirm the package, any add-ons, and your flat price — usually the same day.
  2. Pick a date. We lock in a time that works for the listing and the light. Midday is great for interiors; twilight shoots are scheduled for that golden window after sunset.
  3. Shoot day. I show up on time with everything — camera, lighting, FAA-licensed drone, and Zillow 3D gear — and work efficiently so I am in and out without disrupting your seller’s day.
  4. Delivery in 24–48 hours. You get a clean online gallery of fully edited, MLS- and social-ready images in both print and web sizes, ready to drop straight into your listing.

That is it — no contracts, no membership, no pressure. Just reliable real estate photography when you need it, shoot after shoot.

How quickly will I get my photos?

Most real estate photography is delivered within 24–48 hours of the shoot. HD video virtual tours take 48–96 hours, and a $99 rush option is available when you’re on a tight deadline.

What areas do you serve?

I’m based in Sisters and photograph properties across all of Central Oregon — including Redmond, Sisters and Sunriver — within a 20-mile radius of Tumalo with no travel fee. A small surcharge applies to Sunriver, Terrebonne and Powell Butte (+$45) and to La Pine, Prineville and Madras (+$60).

What’s included in a real estate photography package?

Every package includes professionally edited, MLS- and social-ready images, delivered in both high-resolution print-ready and web-optimized versions. Higher tiers add aerial drone photos, a Zillow 3D tour, a floor plan, and video.

Do you offer drone / aerial photography?

Yes. As an FAA Part 107 licensed drone pilot, I can add aerial photos and video to any package, or shoot them as a stand-alone session — perfect for acreage, lot lines, and showing off the setting.

Do you offer 3D virtual tours?

Yes — as a Zillow Certified photographer I create Zillow 3D tours uploaded directly to Zillow for up to 2× the views, plus accurate floor plans. Prefer Matterport? If you have your own Matterport account, I’m happy to capture the scan for you.

Can you photograph larger homes, ranches or acreage?

Absolutely. Listed pricing covers spaces up to 2,250 sq ft (Luxe up to 3,000). For larger homes, add $69 per additional 500 sq ft; for farms, ranches and properties with outbuildings, add $69/acre for full coverage.

Do you do twilight photos and virtual staging?

Yes — dramatic twilight exterior shoots and virtual staging (digitally furnishing empty rooms) are two of my most-requested add-ons, along with neighborhood and points-of-interest photography.

How do I book a shoot?

Just request a free quote with your property address, square footage, the package or add-ons you’re considering, and your timeline.

Do you require payment up front?

No deposit is needed to book. For most agents I simply invoice after delivery; for for-sale-by-owner and first-time clients I may ask for payment on delivery before the gallery is released. I will always tell you up front — no surprises.

Can I book just drone photos or just a 3D tour, without a full package?

Yes. While most clients pair them with a stills package, aerial drone photography and Zillow 3D tours can be booked as standalone visits. Standalone pricing is slightly higher than the bundled add-on rate because it is a dedicated trip — just ask for a quote.

What if I’m not happy with the photos?

Your satisfaction is the whole point. If something does not look right — a room, an angle, the editing — tell me and I will make it right, whether that is a re-edit or a quick reshoot. I would rather fix it than have you settle.

How many photos will I receive?

Every package includes a complete, MLS-ready set sized to the home — typically enough to show every room plus the key exterior and feature shots, with no padding or filler. Larger homes and added structures naturally include more images.

Do you offer better rates for agents who shoot regularly?

I do. Real estate photography pricing is already set at a fair, middle-market rate, but agents who send consistent work get priority scheduling and preferred pricing. If you list often, let’s talk about an ongoing arrangement.

Do I need to be there for the shoot?

Not necessarily — many agents provide lockbox or door-code access and let me handle it. If the home is occupied, a quick walk-through helps. Either way, a little prep (lights on, blinds open, clutter cleared) goes a long way; the prep checklist covers it all.

Is virtual staging available, and how much is it?

Yes. Virtual staging is a budget-friendly way to help buyers picture a vacant room furnished, at a fraction of physical staging. It runs $25 per image, and I will flag any photo that is clearly virtually staged so your listing stays honest and MLS-compliant.

What’s the difference between a Zillow 3D tour and Matterport?

For most Central Oregon listings I recommend a Zillow 3D Home tour: it is interactive, posts natively on Zillow, and is far more affordable than Matterport — which keeps your real estate photography pricing down. If your brokerage specifically needs Matterport, I can shoot it on your account; otherwise Zillow 3D gives buyers the walk-through experience they expect.

Do you photograph vacation rentals and Airbnbs?

Absolutely — short-term rentals are a big part of what I do across Bend, Sisters and Sunriver. Bright, accurate photos (and an optional aerial or twilight shot) consistently lift booking rates, and the same package pricing applies.

How far in advance should I book?

A few days’ notice is ideal, especially in the busy spring and summer season, but I keep room for tight timelines — and the $99 rush option exists for when a listing has to go live fast. When in doubt, reach out and I will find a slot.

What happens if the weather is bad on shoot day?

Central Oregon weather can turn fast, so if conditions would hurt your exterior, drone, or twilight shots, we simply reschedule those at no charge — interiors can usually still go ahead. The goal is photos that show the property at its best, not photos rushed under gray skies.

Can I use the photos for print, social media and other sites, not just the MLS?

Yes. You receive both high-resolution print-ready files and web-optimized versions, and you are licensed to use them across the MLS, Zillow, social media, flyers and brochures for marketing the property. They are yours to market the listing wherever it helps it sell.
